N.B Prices are charged as standard for up to 5 circuits per property.

INVENTORY SERVICES

N.B All fees above are subject to VAT currently charged at 20%

  • Properties with additional rooms will incur additional charge of £15 + Vat 

  • Cancellations less than 24 hours prior to appointment date incur a 50% fee.

  • Heavily furnished properties and properties left in poor condition at check out requiring additional time will incur additional charges 

The standard fees are based on following: 

2 bed : 2 bedrooms, 1 reception, kitchen, 2 bathroom 

3 bed : 3 bedrooms, 2 reception, kitchen, 2 bathrooms 

4 bed : 4 bedrooms, 2 reception, kitchen, 2 bathrooms 

5 bed : 5 bedrooms, 2 reception, kitchen, 3 bathrooms 

Max size 2000sqft - larger properties POA 

All properties include garden and garage. Bathrooms include guest toilets and shower rooms.

Limited to general updates and excludes significant changes and refurbishment works between check out and the next check in which may incur a separate fee.

 

RENT & LEGAL PROTECTION

Rent & Legal Protection (Nil excess)

  • The key cover points and premiums are as below:

  • Covers 100% of the rent until vacant possession**

  • 50% of the rent paid at vacant possession up to 3 months

  • Covers up to £3,000 rental payments per month

  • Rents over £3,000 are quotable

  • Up to £50k aggregate for legal expenses and rent arrears in any one claim

  • Repossession

  • Recovery of Arrears

  • Nuisance & Trespass

  • Defence of Criminal Prosecutions

  • Alternative Accommodation & storage cost

  • Fixed competitive rates inc. IPT at 12% (not charged as a % of rent)

  • New or Existing tenancies without any no-claims penalty period 

  • Nil excess

** Indefinite rental payments until vacant possession, except where the tenant provides a valid defence to the eviction in which case payments are capped at 12 months

 
 

Rent & Legal Protection Conditions

This policy covers Rent Arrears & Legal Expenses which result in non-payment of the rent only. All costs are inclusive of Insurance Premium Tax.  In the event of a claim, you must chase the tenant for the missing rent within 7 days of the payment becoming overdue. Claims must also be made within 60 days of rent payment becoming due. The policy can be transferred to new tenants on the condition they have passed reference checks, an admin fee of £15.00 + vat will apply. Full Terms available on request.
